277 Smith Street Building

277 Smith Street is an opportunity to purchase a mixed-use brownstone in one of Brooklyn's most established and thriving neighborhoods. Buildings like this rarely come available, boasting a store + basement and two large two bedrooms apartments. This building is nothing but positive cash flow. The foot print of the building is 19x45 allowing approximately 850 square feet for each apartment, another 850 square feet for the commercial space and lets not forget about the basement which is not included in the square footage but offers another 850 square feet of usable space for the commercial tenant. The building is excellent shape, the commercial space is a thriving restaurant with an escalating lease in place for 5 more years with an option to renew. Each two-bedroom apartment is completely turn-key, both tenants have one-year leases in place paying market rent. You are with in 3 minutes to the F and the G train. Literally in the middle of it all, Carrol Gardens is one of the most sought-after neighborhoods in Brooklyn. You will never have a vacancy in this building, it will always be a hot spot for dining and shopping. As Brooklyn continues to grow so will Carrol Gardens, an easy commute to Manhattan, a great school district, a popular and thriving restaurant scene and rows of gorgeous brownstones make Carrol Gardens a great place to call home and in turn a phenomenal place to invest.
